What defines realistic? The real estate home valuation, which we initially prepare for you and refine during our preliminary meetings. If you agree that it represents fair value, and if you will accept that price (as a minimum) in your Open Bid Event, then we agree to pick up the marketing tab.
You will still need to pay for some Open Bid items which are not part of the real estate marketing costs. However, these items can increase the real estate value of your home at an Open Bid. These include a property bank appraisal, a home inspection and the Squeak and Scrub team which puts sparkle in your home for the Open Bid weekend.
If you want to aggressively price your home to (hopefully) take advantage of the sellers' market in real estate today, in which buyers overpay for their dreamhome, then we will not risk our dollars on your Open Bid hopes. It costs us too much, and your hopes for a killing may ultimately kill the deal.
You can do it if you want, but then you must pay Templeworks Properties LLC for all of the marketing, in advance, before work begins. Templeworks Properties LLC will prepare a detailed budget for your approval, and they will then handle all Open Bid marketing responsibilities with your funding.
When you sell your home this way, then whatever real estate marketing costs you have paid will be returned to you, less a 15% marketing fee, by Templeworks Properties LLC, the marketing company which does the work. Your real estate marketing costs, incidentally, are probably tax deductible.
